So here’s a Valentine’s Day home check-in. It’s not a suggestion to move now or tomorrow, but it can just provide you with some clarity.
The word downsizing immediately makes people think about “giving up space.” But the truth is, it can be more about “gaining ease”:
fewer stairs
fewer surprise repairs
less time managing a home
more time living life
Think of it as trading square footage for freedom.
Grab a pen, or just read and reflect. If you answer “yes” to most of these, great — your home may still be a strong match. If you answer “no” to several, that doesn’t mean anything is wrong. It just means your needs may be changing.
Do you use most of the rooms you have?
Are there spaces that sit unused but still need heating, cleaning, and maintenance?
Do you feel comfortable navigating your home, especially at night?
Could you comfortably live here if you wanted one-level living?
Is your main bedroom and full bath on the main level?
If you had a temporary injury, would your home still work?
I am consistently attentive to these homeowner jobs with minimal stress.
Scheduling maintenance and repairs for home systems: Roof, HVAC, Windows, Etc.
Yard work and landscaping
Addressing ongoing minor repairs
Cleaning
Think about:
Convenient distance to family or friends
Reasonable access to doctors, groceries, and everyday needs
Minimal drive times, especially at night or in bad weather
Is my location walkable and provides a community connection
Emotionally, “yes” is a very common answer. But when people wait until they have to move, the move often becomes:
Rushed
Stressful
Physically exhausting
Financially less strategic
Less control
Less options
Here’s a simple way to sort what you’re feeling:
Your home still fits your body, lifestyle, budget, and stress level.
You stay, but you adjust:
hire out maintenance
modify for safety (lighting, rails, walk-in shower)
simplify spaces you’re not using
You want less to manage and more freedom, even if you still love your current home.
None of these choices is “right” for everyone. The right answer is what supports the life you want now.
Not packing. Not listing. Not decluttering.
The best first step is a plan.
A good downsizing plan answers:
What could your home sell for in today’s market?
What kind of improvements or fixes would be needed to sell your home and what’s optional?
What housing options would actually fit your next chapter?
What timeline would feel calm instead of chaotic?
