This week's Real Estate Word Wednesday from Alex and Addie at the Polaris Home Team is demand — the willingness and desire of people to buy something, in this case, real estate.

In the video, they point to headline numbers that sound alarming: new pending sales down roughly 23% year-over-year, and showings down about 27%. But as Alex points out, a drop in demand doesn't mean demand disappears. Demand is fueled by household formation — marriages, new babies, downsizing empty-nesters, job relocations. Those life events don't stop just because rates went up. The real shift, he explains, is that a lot of the "cheap money" era buying (people purchasing because they wanted to) has given way to more purposeful buying (people purchasing because they need to).

Where the numbers stand today: The picture has actually turned more positive since headlines about steep pending-sales declines. As of May 2026, pending home sales rose 3.8% month-over-month and were up 4.8% year-over-year — the strongest showing in nearly three years — with gains recorded in every region of the country. NAR's chief economist attributes it to buyers accepting mortgage rates above 6% as "the new normal" rather than waiting them out.

Existing-home sales tell a more mixed story: June 2026 brought 4.09 million in sales (a 2.4% monthly dip) at a median price of $440,600, an all-time high. The good news is affordability has actually improved somewhat, since wage growth has been outpacing home price growth.

The lesson from Alex and Addie's video still holds: demand is only half the story. Supply — which they promise to tackle another day — remains the real constraint keeping the market tight and prices climbing.
